ConnexFM Panel Explores New Ways to Embed ESG


Earlier this month in Denver, Lessen Commercial Division President Maureen Ehrenberg hosted a special panel at ConnexFM 2025 about a subject directly affecting the facility management industry: How to Structure your Target Operating Model (TOM) to effectively execute your environmental, social and governance (ESG) objectives.

A TOM, she explained, is a new strategic blueprint used to map the current operations of a business unit against the overall strategic goals of the organization. The purpose: To design a new model that addresses operational gaps for people, technology, and the process.
To initiate your ESG goals through a TOM, the panel discussed, first address which operating issues need attention. From there, create an inventory of all the people, processes, and tools that are involved in those operations. Conduct a gap analysis review and conduct key stakeholder interviews. All these tasks will help you capture the current state of your operations and subsequently create a new blueprint, business case and implementation plan. Those will help communicate the new approach with your stakeholders.
The benefits of embedding ESG principles within the new operating model are many, according to the panel. They include differentiating your business for the competitive edge, reducing costs, enhancing the value and reputation of your brand, reducing risk, and making your organization more desirable to stakeholders with similar values.
