Springtime Prep For Your Commercial Properties

Now that Spring has sprung, it’s time to check and recheck your properties to ensure they are in good shape for the warm weather months ahead. You don’t want to wait: Long lines for materials like new plantings or lighting fixtures or refrigerants for HVAC systems could put your properties at risk, especially if your inspection reveals emergency repairs are needed.

The time to start is now. Here’s a quick checklist to get you started.

Roof and Gutter Inspection

Fall and winter likely were hard on your commercial roofing and drainage systems, which could cause ventilation problems or water leaks. Get a roof inspection to identify signs of wear, which includes pooling water, loose or missing shingles, cracks, or broken downspouts.

HVAC System Servicing

You always need your HVAC system operating in peak condition because a breakdown could be disastrous. Make sure you replace air filters to improve air quality, inspect all air ducts, vents, and registers. Test all thermostat controls to make sure they are properly calibrated. And make sure refrigerant levels in cooling systems are where they need to be; replace refrigerants that are more efficient and better for the environment, too.

Exterior and Structural Inspection

Nothing can threaten a commercial building’s structure more than winter weather. Have your structure inspected to prevent potential costly repairs down the road. That includes checking for cracks in the foundation, water damage, caulking and weather stripping around windows and doors. Also make sure you pressure wash all exterior surfaces to remove mold and grime that may have formed over the winter.

Parking Lot and Sidewalk Maintenance

Deep freezes can create cracks and potholes on your pavement, which are safety hazards for your employees and customers. Have those checked out as well as all lighting fixtures to make sure well-trafficked areas are illuminated properly. Finally, make sure all storm drains and catch basins are clear of debris to prevent flooding.

Plumbing and Irrigation System Check

A well-maintained plumbing system helps conserve water, lower utility bills, and prevent unexpected issues. Inspect all irrigation systems for corrosion, damage, leaks or clogs. Adjust water schedules to accommodate early season plant needs and weather patterns. Repair or replace broken sprinkler heads to avoid water waste.

Fire Safety and Security Systems Check

Check all fire and smoke alarms, as well as carbon monoxide detectors. Work with your security provider to make sure all the technology is updated and there are no flaws in the system. Schedule time with a local fire official who can go over emergency protocol with your employees, so everyone knows what to do in case of an evacuation.

Prepare for New Growth in Your Landscaping

Your property improves when it looks attractive, bright, and cheerful through exterior landscaping. Plan for early plant and tree replacements now to secure materials before peak demand. Schedule fresh mulch applications to retain soil moisture and control weeds. Begin pruning remaining shrubs and trees to encourage healthy growth. Reseed thin or patchy area to improve the look of your building. Test soil health and apply nutrient-specific fertilizers. Remove leftover winter debris to allow air and sunlight to reach plants and grass. Begin early planting for perennials, ground cover, and drought-tolerant vegetation. For cost efficiency, plan xeriscaping or sustainable planting solutions for water-scarce areas.
